VARIANCE ITEMS:

1.    V21-001 MICHAEL DIAZ (1001 TREZEVANT STREET)
The application of Michael Diaz, owner of Lot 9C of NCB 405, one lot totaling approximately 0.10 acres of land located at the northwest intersection of Trezevant Street and North Grand Avenue (1001 Trezevant Street), Tyler, Texas. The property is currently zoned “R-1D”, Single-Family Detached and Attached Residential District. 

The applicant is requesting a variance to Tyler City Code Section 10-23, “Dimensional Standards”, Table 10-23, which specifies that “R-1D” zoning has a minimum corner side yard setback of 12 feet.  

The applicant is requesting a variance of two feet, six inches to allow for a corner side yard setback of nine feet, six inches.
