VARIANCE ITEM:

V23-016 WILSON LORA (2305 NORTH GASTON AVENUE)
The application of Isaac Wilson owner of Lot 7 of NCB 502-B, one lot totaling approximately 0.18 acres of land located at the northeast intersection of West 24th Street and North Gaston Avenue. The property is currently zoned “R-1B”, Single-Family Residential District.

The applicant is requesting a variance to Tyler City Code Sec. 10-79, “General Requirements for Accessory Buildings and Structures” which stipulates that accessory structures shall not exceed 50 percent of the square footage of the principal structure and when on corner lots, must maintain a setback from the street the same distance as the front yard.

The applicant is requesting a variance of 340 square feet in area and five feet in distance to allow for an accessory structure of 900 square feet to be setback 20 feet from the corner side property line.
