The property is currently zoned “R-1A”, Single-Family Residential District. The applicant is requesting a variance to Tyler City Code Section 10-23, “Dimensional Standards”, which specifies that “R-1A” zoning has a minimum side setback of seven and a half feet. The applicant is requesting a variance of the side setback by four and a half feet in order to allow for a minimum side setback of three feet.
