VARIANCE ITEMS:
V22-012 3B SELF STORAGE LLC (1326 EAST GRANDE BOULEVARD)
The application of 3B Self Storage LLC, owner of Lot 2 of NCB 1549-B, one lot totaling approximately 7.18 acres of land located north of the northwest intersection of East Grande Boulevard and Circle Drive (1326 East Grande Boulevard). The property is currently zoned “C-2”, General Commercial District.
The applicant is requesting a variance to Tyler City Code Section 10-321 “General Requirements” (for Bufferyards) which requires that a Type B bufferyard of at least ten feet be provided where a property zoned “C-2”, General Commercial District is adjacent to a property zoned “R-1A”, Single-Family Residential District.
The applicant is requesting a variance to reduce the minimum bufferyard requirement to zero feet with no planting requirements due to the adjacent use of the property as power transmission lines.
